How to Lodge a Manual Dealing
With LINZ's move to 100% electronic lodgement, land dealing documents must be lodged using Landonline. However, they can still be lodged manually if:
- the person lodging the dealing is not a conveyancing professional
- a dispensation has been obtained or
- the document must, by law, contain an original seal of a Court or be physically served on LINZ.

Important note for Landonline customers

Complete the manual lodgement form
Download and save the manual dealing lodgement form (pdf 1.34MB) (effective from 1 July 2011). Prior versions will not be accepted by LINZ, please delete any from your computer or network. You will need to complete a new form for each lodgement.
Follow the user guide (pdf 147KB) to complete and print the form. The user guide includes a photo ID form, which is required by any person or corporate entity lodging a Land Transfer Act dealing other than a lawyer or conveyancer or a legal agency firm acting as agent for a lawyer or conveyancer.
Statutory declaration for lodgements
If you are not a conveyancing professional, you will need to sign either the statutory declaration of person executing (pdf 17KB) or statutory declaration of witness (pdf 18KB) signed by an authorised person, for each instrument you lodge (eg "mortgage", "transfer").
Deliver the manual lodgement
Deliver your manual dealing documents along with the completed form to LINZ by post, courier or in person to a LINZ processing centre. See contact us for LINZ office addresses.
Priority lodgements
Making a priority lodgement ensures the lodgement is entered into the LINZ work queue at the time and date it was handed over at the counter. Please note that this does not provide urgency for processing the dealing.
An extra payment will also need to be made at the counter for each priority instrument lodged.

When dealings are registered, rejected or withdrawn, LINZ will return the original documents to you by mail or DX.
If a manual dealing is requisitioned, LINZ will notify you and return any instruments that need to be clarified or amended by mail or DX. Learn more about requisitions.
Withdraw an unregistered instrument
If you have lodged a dealing, but would like to withdraw it before it is registered, please complete the withdrawal of unregistered instrument/s form (pdf 47KB).
