Land titles & plans
You may be referred to LINZ to get a copy of a land title (also known as a computer register, Certificate of Title, CT or property title). Find out more about land titles and plans, including example records and what you need to order a copy.
Land Information Memoranda (LIM) reports
LIM reports are produced by local councils. While LINZ does not create LIM reports, you may be referred to LINZ to get a copy of a land title (computer register) in order to obtain a LIM report. A LIM report is a compilation of information held by the relevant local council about a property or section and may provide information on:
- special land features, such as potential erosion, slippage and possible hazardous substances
- private and public stormwater and sewerage drains
- unpaid rates
- consents, certificates, notices or requisitions that affect the land or buildings.
Due diligence
LINZ is responsible for a number of land record types that may be used as part of due diligence. Prospective buyers should check with other property record providers for more information.
Māori land records - Te ketu korero whenua Māori
The Māori Land Court holds the majority of Māori land records (some of which are registered with LINZ). If you have obtained information from the Māori Land Court and have been referred to LINZ, you can order a copy of the land record or find out more about accessing Māori land records.
Resource consents
If you are planning to apply for a resource consent, you can research land titles and plans from LINZ, for example to find a property's legal boundaries. Relevant local council grant resource consents in accordance with district plans, regional plans and the Resource Management Act 1991. Resource consents give permission for actions to be carried out that would otherwise contravene the Resource Management Act. Resource consents can include:
- land use consents
- subdivision consents
- coastal permits
- water permits
- discharge permits.
Valuation
LINZ's property records do not contain information about the value of the property. Other property record providers can help you find information about property sales and valuations.
Local authorities carry out property valuations to help determine your annual property rates and issue rating valuation notices and rates demands. You can also have your property valuated by a registered valuer at any time. Registered valuers must be certified by the Valuers Registration Board, an independent statutory body administered by LINZ. If they are actively valuing for the public, they require an annual practising certificate. If you are dissastisfied with the conduct of a registered valuer, you can formally complain to the Valuers Registration Board.
