Landonline Parcel Intents – Definition and Usage

Spatial Capture refers to the capture of vector information linked to parcels entered into the Parcel List screen in a cadastral survey dataset (CSD). These parcels are viewable in the Landonline spatial display once the CSD has been approved as to survey. The main topology classes for spatial parcels are ‘Primary’, ‘Secondary’ and ‘Tertiary’.

Aspatial Capture refers to the capture of parcels into the Parcel List screen only. There is no requirement to link these to vectors. These parcels have a topology class of ‘No topology’.

A parcel defining land that will become Common Marine and Coastal Area on subdivision pursuant to Sec 237A(1)(b) RM Act.

Use “hydro” parcel intent to create a residue parcel for land that has already become part of the common marine & coastal area pursuant to the Marine & Coastal Area Act 2011.

A non-primary spatially captured parcel defining an area subject to an agreement where one person promises that they will give, do, or not do, something to their land (eg QE2 Covenant). Capture these with a parcel type of ‘Area’.

Easement

DefinitionNon-primary Parcel creating a right by the owner of a property to use part of the land in another title for a specific purpose (for example water right, right of way, etc) and includes Maori Roadways in the nature of an easement (use a parcel intent of “Maori” if the MLC has declared the roadway to be a separate primary parcel similar in the nature of a road). Also used for “Forestry Right” parcels.

Fee Simple Title

This could include a SO Crown subdivision parcel, reclamation parcel or a parcel shown on a Legalisation CSD (other than a balance parcel) that is not intended to be subject to a statutory action.

A Primary Parcel defining the residual or balance portion of the bed of a lake, river, stream or the sea. Includes land that has already become part of the common marine and coastal area pursuant to the Marine & Coastal Area Act 2011. Land that will become common marine and coastal area on subdivision pursuant to Sec 237A (1)(b) RM Act must have the parcel intent “Common Marine and Coastal Area (Sec 237A(1)(b) RM Act)”.

Legalisation

Definition

A primary parcel on a Legalisation CSD, including a parcel with a height-limited/stratum boundary, that is intended to be subject to a statutory action (including road to be stopped and land to be taken for road).

For new parcels not directly subject to the proposed legalisation, but which are required under rule 39 (accounting for all of the land in existing primary parcels), the parcel intent should reflect its current status, for example Fee Simple Title for a fee simple parcel.

Residue parcel

A parcel that is the residual portion of a primary parcel remaining as a result of a survey:

 i. for removal of limitations as to parcels, or

ii. for an adverse possession claim, or

iii. to change the registration of land from the Deeds Registration Act 1908 to the Land Transfer Act 2017,

A parcel that is the residual portion of part of the bed of a lake, river or the sea must have the parcel intent of “Hydro”.
