    The tables below set out the e-capable Template and Image Only instruments, and the instruments that are not e-capable and must be lodged manually in paper form (paper lodgement). You can also see whether certifications are required for an e-capable instrument.

    Some instruments in Landonline (eg Easements, Leases etc) require consents from affected interest holders (eg mortgagees, caveators, territorial authorities etc).

  • Pre-validation for dealings and instruments

    When you pre-validate an instrument, Landonline checks that the content of the instrument is correct. To pre-validate an instrument, you must be a Primary Contact (PC) or Conveyancing Professional (CP) for the instrument or be in the same firm and have the appropriate privileges.

    Compliance reviews by the Registrar-General of Land have found cases where practitioners have inadvertently certified on behalf of multiple parties to instruments when they are not in fact authorised by all of the parties.

  • e-lodged instruments may only affect one instrument

    A rule of thumb for e-dealing instruments is that the structured text view and the attached image should match. This relates to both title references and existing instruments affected by the new instrument.
