Record of title - current

You can search for and, for $6, buy a record of title in our Land Record Search tool. Records of title (previously called certificates of title or computer registers) prove the ownership of land and the rights and restrictions that apply to the land.

Records of title have been recorded electronically since 2002. All earlier paper-based certificates of title were converted into electronic records of title between 1999 and 2002.

Forms of record of title 

You can request a copy of a record of title in the following forms.

Current record of title

Shows the current owner/s, legal description, registered rights and restrictions, for example a mortgage. Includes a plan or diagram of the land - see image below.

Historic record of title 

Shows all interests that have been registered against the current title since this title was created. This may include a plan or diagram of the land, and/or a scan of any paper certificates of title issued.

A ‘Historic Title’ will provide information only from the date of issue of that title – you may need to order prior title references to get back to the name or period of interest.

Guaranteed search

Shows the same information as the current record of title as well as any interests lodged with LINZ but not yet registered against the title.

Technical detail

Records of title will display one of the following title types under the 'Record of title' header depending on the classification of the estate:

  • Freehold
  • Leasehold
  • Unit
  • Composite
  • Cross Lease
  • Life Estate
  • Timeshare
  • Gazette Notice
  • Proclamation
