A Record of title is an electronic land record, in PDF format, that proves the ownership of land and the rights and restrictions that apply to the land.
At the top of the title
1. Title type. This could be:
- Freehold
- Leasehold
- Unit title
- Composite
- Cross Lease
- Life Estate
- Timeshare
- Gazette Notice
- Proclamation.
2. Identifier. A combination of letters or numbers, or both, by which a record of title is identified e.g. WN123/456. Also known as the title reference or title number.
3. Land Registration District. Where the land was registered.
4. Prior References. Previous title reference.
Middle of the title
1. Estate. Type of ownership of a piece of land. For example, Fee Simple, Leasehold.
2. Area. Area in square metres of the title.
3. Legal Description. Refers to the plan that holds details of the land, such as boundaries.
4. Registered Owners. Current owner.
Bottom of the title
Information on interests is found near the bottom of the page. This may include information and instruments, such as:
- fencing covenants
- easements, access and land restrictions
- mortgages.
This will include instrument, or document numbers. For example:
Fencing Covenant in Deed 123456.0.
