Notice to Mortgagee (NtM) is an automated process in Landonline.
Financial institutions and the solicitor acting on behalf of a client receives an NtM automatically from Landonline when a mortgage is registered against a Record of title.
Financial institutions subscribed to this process will automatically be sent the post registration searches and confirmation at the same time as they’re sent to the solicitor.
Solicitors or conveyancing professionals no longer have to send an NtM themselves.
Benefits of the NtM process
As an automated process, NtM reduces:
- duplication, as solicitors won’t need to order searches and forward those searches to financial institutions
- time solicitors spend on a transaction as they don’t need to advise the financial institution by other means
- time it takes for subscribed financial institutions to receive confirmation a mortgage has been registered against a title.
How to access NtM
Financial institutions must register with Toitū Te Whenua and include a client reference in every Letter of Instruction to solicitors.
Solicitors and conveyancers must activate an NTM by entering the bank client reference in the Notice to Mortgagee field in their dealing in Landonline.
