5. Submit dealing

Once submitted, Landonline sends an online message and a formal email notification to the submitting firm’s Primary Contact to confirm the status of the dealing.

Overview

  • Dealings that contain instruments with images attached need to be submitted in Legacy Landonline.
  • Landonline sends an online message and a formal email notification to the submitting firm’s Primary Contact to confirm the status of the dealing. 
    • If the status is Auto, a formal email and online message is sent to confirm registration or rejection.
    • If the status is Lodge, a formal email and online message is sent when the dealing is subsequently updated to registered or rejected.
    • If a dealing is requisitioned, rejected, or refused a notice will sent via online message and emailed.  

Continue to access online messages in Legacy Landonline.

  • If your dealing auto-rejects, a new dealing is created in your Landing page with a reference to the original dealing so it can be corrected and re-submitted. Any post-registration searches are cancelled.
  • A fees exempt date also displays in the replacement dealing. You have 40 working days in which to submit the replacement dealing without incurring fees provided the submitted dealing is substantially the same as the rejected dealing. 
  • If any other instruments are added to the dealing, fees will be incurred on the additional instruments.
  • If the Submit is successful the dealing will be registered and will no longer appear on your Landing page, unless it is Lodge.
  •  If there is a prior pending dealing affecting the same titles, and your dealing is: 
    • Auto: you can elect to queue the dealing and upon the prior dealing being processed, your dealing will automatically proceed to registration (subject to it passing the necessary checks).
    • Lodge: your dealing will be added to our internal work queue to be processed after the prior dealing has been.
  • If the dealing gets requisitioned, its status will change from Lodged to Requisitioned. You’re able to edit it from your Landing page, make the relevant changes to instruments, and resubmit (it retains its priority place in the queue, with the same date and time of lodgement).

What to do

  1. Select Submit Dealing button.
  1. Review dealing fees.
  • Fees are broken down and totalled by:
    • dealing fees for the submitting firm
    • indicative post-registration fees, as selected for this dealing
    • total indicative fees as at time of submission.

  1. Confirm submission:
  • Select the Yes, submit dealing button to submit the dealing. Select Cancel if you want to return to the Submit Dealing page to make edits.

  1. Dealing submitted:
  • If the Dealing auto-registers, a dealing-registered page will appear. 
    • The submitter will receive emails attaching the Notice of Registration and any post-registration search copies.  
    • The Notice to Mortgagee will automatically be sent to the lender (if applicable). 
    • Click Back to your Dealings to return your Landing page. Your dealing will no longer appear in your work in progress.
  • If the Dealing auto-rejects, a dealing-rejected page will appear. 
    • A new dealing is created in your Landing page with reference to the rejected dealing so changes can be made to the dealing and re-submitted.
    • The dealing fees are still charged for the rejected dealing, but fees are then waived for the replacement dealing provided it is substantially the same as the rejected dealing and submitted within the 40-day timeframe.
    • Any post registration searches are cancelled for the rejected dealing and will need to be re-ordered when the replacement dealing is submitted
    • The Primary Contact for the submitting firm will receive an email with a Notice of Rejection attached. 
    • Click Back to your Dealings to return your Landing page or click the link to go to the new dealing.
  • If the dealing has been queued, a page will appear saying your dealing has been queued. Landonline will automatically progress registration of the dealing once the prior dealings have been finalised. When this occurs a Notice of Registration, Rejection of Requisition will be sent to the Primary Contact for the submitting firm.
  • If the dealing lodges, a page will appear saying your dealing has been lodged. The dealing will be queued in LINZ’s internal processing queue, and fees are not charged until the dealing is registered, rejected or refused.
    • Click Back to your Dealings to return your Landing page. Your dealing will have a status of Lodged and cannot be opened or edited. 
    • If your dealing is requisitioned, the Primary Contact will receive a Notice of Requisition by email. The dealing’s status will change to Requisitioned, and it can be opened and edited, then re-submitted for registration. 
    • Once processed, a Notice of Registration, Rejection or Refusal will be sent to the Primary Contact for the submitting firm, and post-registration searches sent if the dealing is registered.
