4. Order post-registration searches

The Post-registration search section lists the affected titles and instruments from the dealing you’re submitting.

Overview

  • The Post-registration search section lists the affected titles and instruments from the dealing you’re submitting. 
  • You can request searches for all, some, or no titles in the dealing, as well as instruments. 
  • Any post-registration searches you request are emailed to the user who submitted the dealing. The notice gets emailed to the Primary Contact responsible for submitting the dealing. 
    • Note: When ordering multiple search copies and these exceed 4.6 MB, your post-registration search email will contain a link to download your search copies rather than appearing as attachments. You will have 14 days to use the link to download your search copies before it expires.
  • By default, the notice will be attached to an email with the subject line Post Registration Search, followed by any client reference and then the dealing number (Post Registration Search <Client reference> <Dealing number>). You can customise this. 
  • You cannot obtain post-registration searches for protected titles.
  • If a requested title search is flagged as potential Māori Land, a Māori Land Report will be attached to the email.
  • If you request a unit title and diagram, the Supplementary Record Sheet will also be attached to the email. 

What to do

  1. Indicate whether you’re ordering any post-registration searches.
    • By default, this is set to Yes. If you don’t wish to receive copies, select the No button. If you select No the Order records of title and Order instruments sections will disappear.

  1. Edit email subject line (optional).
    • This field automatically populates with the words Post Registration Search, followed by any client reference and then the dealing number. You can click this field and amend the details if required.

If this field is customised and subsequently left blank, it will revert back to the default.

  1. Select the titles to order.
    • You can select or deselect all items here. 
  • By default, all Records of Title are selected.
  • Protected titles will not be displayed and cannot be ordered.

  1. Edit client reference details (optional).
    • This field will automatically populate with the client references for the dealing. Select the relevant field to amend the details if required. 
  • Post-registration searches are batched by client reference. If you customise the client reference, searches may be received in different emails.
  • If this field is left blank, it will default back to the Client reference upon submission.
  1. Select instruments to order.
    • You can select or deselect all items here. 
    • By default, some instruments are automatically unchecked (such as transfers) and some will not appear at all (such as discharge of mortgages).
