Welcome to the August edition of Landwrap.

In this issue, we share updates on Landonline security and account management, the latest customer feedback on requisition support, new insights into reducing survey requisitions through the Schedule/memorandum functionality, and an update on the successful completion of the Modernising Landonline Programme.

Please note: The previously scheduled outage for Landonline from 5pm on Saturday 8 August and throughout Sunday 9 August has been postponed. Landonline will be available as normal during this time.

Multi, multi factor: Have a backup option ready

A recent outage affecting a mobile network provider meant some Landonline users did not receive their multi-factor authentication (MFA) SMS codes when logging in.

Users who had set up more than one MFA method were able to switch to an alternative option and continue working. However, users who relied solely on SMS authentication were unable to access Landonline until the outage was resolved.

While the disruption was short-lived, it highlights the importance of setting up more than one authentication method. Having a backup option can help ensure you can still access Landonline if one method becomes unavailable.

LINZ supports three MFA options:

  • an authenticator app, such as Microsoft Authenticator or Google Authenticator
  • SMS text messages
  • phone calls.

We encourage all users to review their MFA settings and ensure they have more than one authentication method configured. You can find out how to set a backup multi-factor authentication option for logging into Landonline below.

Set up another multi-factor authentication option

The role of the Landonline System Manager

A System Manager is someone your organisation chooses to manage your Landonline account.

They manage the account (firm) details and decide what each Landonline user can access or update.

Regardless of whether you are a Trusted Contact or the System Manager, each must have their own Landonline profile.

Each account must have one Trusted Contact and at least one System Manager.

If your account does not have an assigned System Manager, your organisation will need to nominate someone to take on this role.

Your experience with the Landonline Registration Authority account set up and maintenance process

In September 2026 we'll invite customers who have recently submitted a Landonline account form to complete a short survey about the Landonline account set up and maintenance process, including onboarding, updating details, and offboarding.

The survey contains just three questions, plus an opportunity to provide comments.

Feedback will help us identify what is working well and where improvements can be made.

Key findings and resulting changes will be shared in a future edition of Landwrap.

Modernising Landonline programme overview and close out

We’ve published a report summarising the Survey and Title Enhancement Programme (STEP), providing a comprehensive overview of the main delivery phase for the modernisation of Landonline. The report brings together how the programme was delivered, the value achieved for our customers, and key lessons learned. It’s been released to provide a transparent, complete record for the sector and wider public.

Closing the loop – your thoughts on survey and title requisition support

As part of a recent customer satisfaction survey, we asked customers about their experience of the requisition process. This included how satisfied they were with the support they received, how easy it was to interact with us, and how helpful they found the comments included in requisition notices.

The results were positive overall, with satisfaction rated at 4.19 out of 5 and ease of interaction at 4.30 out of 5.

Customers told us they particularly appreciated:

  • clear requisition comments
  • fast responses
  • staff who were willing to discuss issues and help resolve problems
  • having a nominated person responsible for the work
  • friendly and helpful interactions.

The survey also highlighted areas where we can improve. Feedback suggests customers would like more specific requisition wording, greater consistency in comments between different pieces of work, and easier access to contact details for the assigned Customer Regulatory Specialist.

We also asked about the helpfulness of requisition notice comments. Most customers found the comments useful, with 82% of dealing customers and 68% of survey customers rating them as helpful or extremely helpful.

Thank you to everyone who took part in the survey. Your feedback helps us understand what is working well and where we can improve the requisition support experience.

We intend to run the survey again to check on how things are tracking.

The benefits of using the Landonline Schedule/memorandum: What the data shows

Overall, the evidence shows that using the Landonline Schedule/memorandum can reduce requisitions, minimise rework – and can help your survey move through approval more efficiently.

In a recent Landwrap, we encouraged you to take another look at the Schedule/memorandum functionality in Landonline Survey. Thanks to those who took the time to provide feedback on the tool – this highlighted some things we could improve and highlighted some misconceptions about when the functionality delivers the most value. Since then, we’ve looked more closely at how it’s being used, and we’ve updated our help content.

  • Use of the Schedule/memorandum functionality in Landonline survey has climbed steadily since 2023 from 50% to 78% of surveys that included a schedule/memorandum. It's great to see this level of uptake, as it shows surveyors are seeing real value in the tool.
  • Analysis of all surveys submitted in 2026 showed that surveys using the Landonline Schedule/memorandum received fewer easement-related requisitions than those using a manually prepared schedule. This indicates that there is a benefit in using the functionality in Landonline.
  • We also analysed surveys by the number of easement parcels created. Across every group, easement-related requisitions were consistently lower when the Landonline Schedule/memorandum was used. For example, for plans with more than 100 non-primary parcels, 50% of manually prepared schedules received easement-related requisitions, compared with 13% when using the Landonline Schedule/memorandum. It's worth considering the cost of delays caused by resolving requisitions.
  • Using the Landonline Schedule/memorandum also makes it easier and quicker for LINZ to check plans. As it’s created from captured survey data and includes built-in validations, less manual checking is required. This helps reduce processing effort and means faster approvals for plans.

In the longer term, we see potential to integrate data from a structured easement schedule with solicitors’ existing workflows, which could help streamline the creation of easement instruments. Broader adoption of the digital schedule is an important step towards enabling these potential future opportunities.

How you can help us expand the capabilities of the Landonline Schedule/memorandum:

While the Schedule/memorandum functionality now supports most common easement scenarios, we know there are still situations where it doesn't meet every requirement.

  • Where possible, record all information that can be captured using the Landonline Schedule/memorandum, and use a manually prepared schedule/memorandum only for the information that can’t be captured in Landonline.   • Please let us know when you encounter these situations. Your feedback helps us identify gaps and prioritise improvements, so more surveys can benefit from the functionality in future. You can find the Give feedback icon in Survey Capture, My Work, Plan Generation, and the main menu in all Landonline applications.
