Reporting a problem
If something in your home needs fixing, including smoke alarms, heat pumps, extractor fans and ovens, please let us know as soon as possible.
You can request non-urgent maintenance and repairs anytime by emailing residential@linz.govt.nz

Examples of urgent repairs include:
- toilet or sewage problems
- bad water leaks
- electrical faults.
Please do not undertake any repairs yourself or engage your own tradespeople. We are not able to reimburse any work contracted or commissioned directly by you.
If it is a life-threatening emergency call 111.
Tradespeople
We hire qualified contractors to carry out repairs or maintenance.
They must:
- contact you and agree a suitable time for the work – unless the job is urgent, in which case we would assume you are home
- act professionally and respectfully while on site
- leave your home tidy and remove any rubbish when the job is done.
You can help by:
- being home at the agreed time
- moving furniture or personal items that may be in the way
- keeping children and pets safely out of the work area.
If you aren’t satisfied with the contractor’s work, please let us know.
Timeframes
Urgent repairs will be addressed as quickly as possible. Non-urgent jobs may be added to our planned maintenance programme, which sometimes involves completing work on multiple homes at once for efficiency.
Your responsibilities
- Keep your home in a good condition.
- Mow the lawns and keep the garden tidy.
- Contact us as soon as possible if repairs are needed.
- Cover the cost of any damage caused, including:
- Pay for replacement door locks or keys if you lose them or lock yourself out.
