Reset your Landonline password

Forgot your Landonline password? You can reset it from the Landonline login page in just a few steps.

Go to the Landonline login page and select ‘Reset it here’. Follow the security steps to create a new password.

You’ll need to enter your Landonline ID. We’ll send a one-time code to the email address linked to your account, so we can confirm it’s you.

Enter the one-time code, then choose your new password.

After that, you’re all set and can sign back into Landonline with your new password.

Landonline terms and conditions update

We're updating the Landonline terms and conditions to make clear the appropriate use of Landonline by Account Holders and their Individual Users.

 Key changes:

The current wording of clause 17 which regulates the use of Landonline will read:

17.        Using Landonline

17.1       You must:

(a) only use your Landonline account in the ordinary course of the business or occupation as described in the relevant Account Holder’s application as approved by the Chief Executive in 2.1 (b)

(b) only use your Landonline account in accordance with these Terms and the scope of authority granted by the relevant Account Holder

(c) not upload or transmit to Landonline any information, document or other material that you know or ought to know is misleading, fraudulent, obscene, defamatory, threatening, invasive of privacy, or that infringes the intellectual property rights of any person or breaches any applicable law, and

(d) comply with applicable law relating to your use of Landonline, and the information you obtain from it, and with any reasonable usage instructions we publish on our website, links to which can be found at https://www.linz.govt.nz/products-services/landonline/landonline-terms-and-conditions (we will seek to advise you of any new instructions via Landwrap (our electronic newsletter) or email).

17.2       You will not use your Landonline account to provide or enable any search or enquiry service that permits searches by a third party who is not an individual user under these terms.

The 30 days' notice of these changes started on 22 September 2026, ends 22 October, and any feedback will be considered during this time. The new terms and conditions are set to take effect on 2 November 2026. Any changes to these dates or process will be notified on our website.

Update on PDF uploads in Landonline

It is best practice to avoid including embedded hyperlinks or comments in PDF files attached to documents uploaded to Landonline, as these can present a potential risk to the Landonline system. In February 2026, we provided an update on the work being undertaken to address this issue.

When a change to remove these links was originally released, the solution caused problems for some customers as it removed other elements in PDFs, such as e-signatures, highlights and notes. Because of this, we rolled back the change.

We are continuing to review the approach to make sure any future solution works for all customer use cases. This will take time and is not expected to be in place until after the database migration is complete in 2027. In the meantime, we encourage you to avoid embedding hyperlinks or including comments in PDF’s that you are uploading into Landonline.

Web Search Release - Search supporting documents: Change of Trustee and Approved Form

Landonline users can now search for 2 new types of supporting documents in Web Search:

  • Change of Trustee (by society name)
  • Approved Form (by number and/or form type).

Once you have searched a supporting document, you can:

  • view details such as status or date lodged
  • order a copy of the document
  • add it to your product list.

Do you currently email your amalgamation consultation requests to LINZ?

Did you know you can submit your amalgamation consultation request directly into Landonline?

This reduces the wait time of up to two days while your email flows through the Customer Support mailbox before being processed and added to the Landonline queue.

Mandatory Notice of Change legislative requirements are now in effect

Changes to the Notice of Change (NoC) process in Landonline came into effect on 1 October 2026.

As communicated in recent emails and guidance materials, specified sales information must now be provided through the NoC function when completing a Transfer for a property sale in Landonline.

This includes information such as:

  • sale price
  • agreement date
  • settlement date
  • GST status
  • whether the sale price includes items other than household or farm chattels
  • nature of the transaction (classification and reporting requirements are set out in a new Rule 9 of the Rating Valuations Rules 2008.)

These changes support more complete and consistent property sales information, helping maintain trusted property records and strengthening the information that underpins New Zealand's rating valuation system.

Treaty claims settlement guidelines published

The Registrar-General of Land has published two treaty claims settlement guidelines; the Ngāti Tara Tokanui Claims Settlement Act 2026 Registration Guideline 2026 and the Ngāti Hei Claims Settlement Act 2026 Registration Guideline 2026.

The guidelines cover the title registration requirements of the Ngāti Tara Tokanui Claims Settlement Act 2026 and the Ngāti Hei Claims Settlement Act 2026. The provisions of each Act took effect on the settlement date, 13 August 2026.

The guidelines are primarily for Toitū Te Whenua LINZ employees with delegated authority to exercise registration functions under the Land Transfer Act 2017 and cover registration requirements and memorial formats for instruments lodged to give effect to each settlement.

Correcting or Changing Names in the Register Guideline published

The Registrar-General of Land has published the Correcting or Changing Names in the Register Guideline 2026 – LINZ OP G 01329.

The new guideline explains how applications can be made to correct or change names in the register in accordance with regulation 17(1)(a) or 17(3) of the Land Transfer Regulations 2018.

Key things to note:

  • An application to correct or change a name must be authorised by way of authority and instruction form.
  • An application to correct a name should be supported by a statutory declaration by the applicant, or a statutory declaration by the applicant’s practitioner if the practitioner has personal knowledge of how the applicant’s name came to be recorded incorrectly in the register having signed and certified the original instrument.
  • Statutory declaration templates can be found in the appendices of the guideline.
  • A caveator or claimant under a caveat or notice of claim may now apply to correct or change their name in the register.
  • The guideline updates and replaces the Applications to Correct or Change Names in the Register Guideline 2018 – LINZG20780.

Registration of Māori Land Court orders

A reminder that Māori Land Court orders may only be lodged by the Māori Land Court.

Typically, these are lodged as an electronic instrument and are certified by an officer of the Māori Land Court, in accordance with regulation 9 of the Land Transfer Regulations 2018.

If a Māori Land Court order is lodged electronically by a practitioner using the instrument code ‘CO’, the instrument will be rejected so that it can be lodged and certified by the Māori Land Court.

Removing unmaintained ellipsoidal heights

On the evening of Thursday 15 October 2026, we will remove the published ellipsoidal heights from just under 13,000 geodetic marks of orders 6 to 12.

Removing the ellipsoidal heights from these lower order geodetic marks will allow their horizontal coordinates to be updated when cadastral surveys are integrated into the cadastre.

These marks already have New Zealand Vertical Datum 2016 (NZVD2016) heights. The NZVD2016 height will now be the only published height for these lower order marks.

If you need an ellipsoidal height for one of these marks, you can calculate it from the NZVD2016 height using the LINZ online coordinate converter.

A reminder of the benefits of using the Landonline Schedule/memorandum

Evidence shows that using the Landonline Schedule/memorandum can reduce errors, minimise rework and can help your survey move through to approval more efficiently.

Thanks to those who have already taken the time to provide feedback on the Schedule/memorandum tool functionality in Landonline Survey – this helpful feedback has informed us on where we could improve functionality and highlighted some misconceptions about when it delivers the most value.

Here’s a reminder on the benefits of using Landonline Schedule/memorandum:

  • Use of Landonline Schedule/memorandum functionality has increased from 50% of applicable surveys in 2023 to 78% in 2026.
  • Analysis of all surveys submitted this year showed that surveys using the Landonline Schedule/memorandum received fewer easement-related errors than those using a manually prepared schedule.
  • For plans with more than 100 non-primary parcels, 50% of manually prepared schedules received easement-related errors, compared with just 13% of those using the Landonline Schedule/memorandum.

How you can help us expand the capabilities of the Landonline Schedule/memorandum:

While the Schedule/memorandum functionality now supports most common easement scenarios, we know there are still situations where it doesn't meet every requirement.

  • Where possible, record all information that can be captured using the Landonline Schedule/memorandum, and use a manually prepared schedule/memorandum only for the information that can’t be captured in Landonline.

  • Please let us know when you encounter these situations. Your feedback helps us identify gaps and prioritise improvements, so more surveys can benefit from the functionality in future.

Next time you prepare a survey, make the Landonline Schedule/memorandum your first choice, and include a manual schedule only where Landonline cannot currently support the scenario.
