Types of transfers you can prepare in Landonline
Transfer of ownership you can prepare in Landonline include:
- Full transfer (Simple mode)
- Transfer as to shares or interests (Complex mode)
- Transfer only part of the land (Complex mode)
- Transfer a mortgage or other interest (Instrument mode).
The details of the registered owner will not display for affected titles subject to a withholding direction (hidden title).
Entering names in transfers
Only the transferee names should be entered in the name fields. Other relevant information may be entered using Complex mode and the Additional Clauses, Conditions or Intent fields.
Each name must be entered on a separate row. To add a new row, use Add private individual or Add corporate.
By default, the Transferees section displays fields for private individual names to be entered. Select the corporate icon to add a corporate name.
Private individual names
Private individual names should be entered into the Given and Family name fields. Additional information, such as ‘as trustee’ or ‘as executor’, should not be included.
If a private individual has a single-word name, the name should be entered in the Family name field only.
Corporate names
Corporate names should be entered in full into the Corporate Name field. Additional information, such as a company’s New Zealand Business Number, should not be included.
Corporate names include names of incorporated companies and societies, Crown entities, councils, banks, and His Majesty the King.
A corporate entity must be a legal entity capable of holding land. For further guidance read the Transferee must be a natural person or legal entity page.

Dealing with titles with different ownership
If you need to transfer ownership of titles that don't have common ownership, for example, you're changing a trustee of multiple trusts, you'll need to add individual transfer instruments for each unique ownership combination.
Exceptions are:
- we are able to process lodged instruments where some affected titles are in the name of Her Majesty the Queen and others under His Majesty the King
- you can transfer a mortgage or other interest on titles that don't have common ownership, using Instrument mode.
Transfer a lease
To transfer a lease in Landonline you should first conduct a search to see whether the lease has an associated Leasehold, Cross Lease or Composite Title. This will be apparent from the title for the fee simple estate.
If a Leasehold, Cross Lease or Composite Title exists in respect of the lease you can prepare a standard transfer instrument for the title and use either Simple or Complex mode to complete the transfer.
If a Leasehold, Cross Lease or Composite Title does not exist in respect of the lease:
- Make a Title Correction Prevents Registration request, for a title to be created for the lease.
- Once the new title has been issued, prepare a standard transfer of that title in a dealing using either Simple or Complex mode to complete the transfer.
